Oregon has amazing laws allowing subdivision that can't be done anywhere else! While there are amazing opportunities for making subdivisions in Central Oregon, the process takes time and a lot of paperwork is involved. Your money is secured by the real estate itself, that becomes significantly more valuable as the paperwork progresses for what's called "entitlement." Your loan will be used for property acquisition, permits, application fees, storm sewer upgrades, or whatever else is deemed necessary by the city to make the lot buildable. The Duck pays a higher interest rate for these loans.

A person can generate income as a private money lender to the Duck to buy properties. Earn 9%+ passive income while the Duck does the hard work. The Duck then fixes the properties for resale or rental. Your money is secured by the real estate itself, with a lien against the property the same way a bank does. All paperwork is prepared by a lawyer at the title company and the properties are insured. With your help, the Duck can purchase more properties, and you can earn significantly more interest than you can earn in a CD or Money Market account.
